Chester County United Way Offers Tax Relief for Mobile Home Owners

Applications are now open for Chester County United Way’s Mobile Home Tax Reassessment Program, a vital initiative that helps ensure fair property taxation for mobile home owners across the county. In partnership with Legal Aid of Southeastern Pennsylvania, this program addresses a critical issue facing many residents who are unknowingly paying inflated property taxes based on outdated home values. Mobile homes depreciate over time, yet property taxes often remain tied to the original purchase price. This program provides a solution, completely free of charge, by managing the reassessment appeal process from start to finish, including covering all legal and court fees.

Since its launch in 2019, the initiative has helped more than 1,052 Chester County residents reduce their property tax burden, generating an average annual savings of $882 per household. In total, the program has prevented over $10 million in unnecessary taxes over the course of a decade, and the impact continues to grow as more homeowners apply each year.

Christopher Saello, President and CEO of Chester County United Way, emphasized the significance of the initiative: “Far too many mobile home owners are paying property taxes based on outdated values that don’t reflect the reality of depreciation. This program was designed to remove financial barriers and ensure every eligible homeowner has access to the relief they deserve. The savings can be life-changing.”

Thanks to the generosity of donors, all fees are covered, and the entire process requires very little time on the part of the homeowner. One recent participant shared that his annual tax bill was reduced from approximately $1,200 to $400 after reassessment, and the process was simple, efficient, and entirely handled by Chester County United Way and Legal Aid of Southeastern Pennsylvania.
